How to check a real estate agency in Luxembourg
Five simple checks before you entrust the sale or letting of your property, or before you sign with an agency.
1. The business permit
In Luxembourg, working as a real estate agent requires a business permit (autorisation d’établissement, amended law of 2 September 2011). Search the agency’s name or RCS number in the public permit register on Guichet.lu: the permit must be valid and in the name of the company you are dealing with.
2. The FIL membership badge
A Federation member displays a number FIL-XXXX; each verified team member has a badge FIL-XXXX-NN with photo and QR code. Look up the agency or number in the member directory, or scan the badge’s QR code: it opens the agency’s official profile and its validated team.
3. A written mandate and stated fees
Ask for a written mandate stating the assignment, its duration and the amount or calculation of the fees before any work starts. Pay nothing without a signed document.
4. Lettings: fees are split in half
When a home is let, the agency’s fees are split equally between landlord and tenant, and the lease is made in writing (amended law of 21 September 2006, art. 5, as amended by the law of 23 July 2024).
5. If something goes wrong
If a FIL member does not keep its commitments, report it on the Complaints page. The Federation reviews its members’ breaches of the Code of Ethics.
